FEATURES OF THE PUTNAM INDUSTRIAL PARK

Description:

Master-planned 171-acre industrial park with 25 lots. The Park is now at 45% occupancy with twelve (12) buildings constructed; eleven (11) lots totaling 94 acres remain available and range in size from 2 to 38 acres.

Location:

25 Minutes South of Mass Pike on I-395 at Exit 95. Turn East onto Park Street, Left onto Industrial Way, Right onto Highland Drive at the Park entrance (0.5 miles from Exit).

Infrastructure:

Park infrastructure includes public roads, municipal water and sewer, storm drainage, gas, electric and telephone, an on-site water storage tank, and an adjacent Providence and Worcester Railroad freight line. Our Utility Companies are:

Site Planning Services:

Town provides contracted site planning engineering consultant services to assist prospective companies in evaluating the suitability of candidate sites, preparing both preliminary site plans and detailed final site plans showing building footprint, loading docks, parking, driveways, utilities, grading, storm drainage, and landscaping, and assistance in preparing and presenting applications for planning, zoning, wetlands, and use permit approvals when required.

Quick Site Approvals:

Review and approval within 45-60 days of commitment. Many lots are cleared and ready for development. Site topographical data and concept plans are available for review.

Incentives:

Located in an enterprise zone offering an 80% five-year abatement on both real and personal property taxes, and up to a 50% ten-year credit on state corporate business taxes. The Town currently has incentive loan funds available to companies whose location or expansion would result in the creation or retention of jobs available to low/moderate income persons. These funds can be used for land acquisition and equipment purchases, as well as other purchases.
