Description:

The Putnam Economic Development Commission markets and manages the development of lots in the 171-acre Putnam Industrial Park. The Park is 75% full. The Park has full utilities as decribed below. For a list of companies already in the Park, click here

Location:

25 minutes south of the Massachusetts Turnpike on I-395 at Exit 95. Turn east onto Park Street, left onto Industrial Way, right onto Highland Drive at the Park entrance (0.5 miles from exit).

Acquiring Lots:

The Park has a variety of lots available for manufacturing and distribution uses and ranging in size from 2 to 17 acres. Contact the Director of Economic and Community Development as indicated below to discuss current availabilities. The approval process begins with receipt of a "Letter of Interest" and with the prospective company/or representative of interested company attending the next Commission meeting to present proposed idea. Upon the Commission's approval, the prospective company may tap into the site engineering services to work on site plans.  The next step would be the submittal of a  10% deposit and the below-linked Sales & Disposition Agreement.  Follow the links below to learn more about lots in the Park.

The Putnam Industrial Park is located in the Eastern Connecticut Enterprise Corridor offering an 80% five-year abatement on both real and personal property taxes, with up to a 50% ten-year credit on state corporate business taxes. The Town also has incentive loan funds available to compainies whose location or expansion would result in the creation or retention of jobs available to low/moderate income persons. These funds can be used for land acquisition, equipment, and working capital.
 
Putnam's tax rate has remained stable for many years. Putnam's tax rate is the lowest per capita tax rate in Connecticut and is the lowest absolute tax rate in Northeastern Connecticut. The example below, using a building valuation of $3,489,900, illustrates how Putnam's low property tax rate is compounded in value when the Enterprise Corridor benefit is applied.
